Mr. Utnehmer manages private equity investments and development of real estate assets focused on value-added, opportunistic investments in a range of multiple asset classes including residential, retail and commercial. Mr. Utnehmer provides in-house expertise in acquisition, entitlement, renovation, development, construction management, asset management, financing and disposition. As an award winning real estate developer committed to building with environmental integrity, Utnehmer managed over two million square feet of projects with an aggregate value of approximately $300 million.
Mr. Utnehmer began his real estate career with Tishman Realty Corporation, one of the nation’s premier commercial real estate companies. Over the course of his career Utnehmer founded and guided a commercial real estate company into developing the largest mixed-use development in the state of Washington in twenty years, developed a small southern California homebuilder into an award winning environmentally sustainable development company, was appointed Designated Real Estate Services Provider for the General Services Administration and was selected as Preferred Developer for a publicly traded discount retailer.
His success is founded on the belief that value can be created by combining financially sound business decisions with an overriding interest in the benefits a project can create for its surrounding community. The objective is to generate superior risk-adjusted returns for investors by disciplined execution of deliberate and comprehensive development plans as principals or in joint ventures. Through intensive operational and financial management, asset values are enhanced that are mismanaged or improperly positioned in their marketplace.
Mr. Utnehmer became a licensed California real estate broker in 1990 and was admitted to the State Bar of California in 2000. Mr. Utnehmer served as a member of the Counselors of Real Estate, University of Wisconsin Real Estate Alumni Association, Urban Land Institute, International Council of Shopping Centers, the U.S. Green Building Council and the Board of Trustees for the Westside Waldorf School.
SCOPE OF SERVICES
Owner’s representation scope of services include entitlement processing, acquisition analysis, due diligence investigation, land use planning, project administration, development management, equity and debt financing, construction management, architectural and engineering coordination, marketing, dispositions and asset management.
Administration of document exchange and retention, coordination of proposals and contracts, scheduling, cost tracking, bookkeeping, accounting, and all project presentations and approvals. Identification and procurement of consultants required for the project. Review for compliance with the project intent.
Development and management of overall sequencing program for planning, design, construction phasing, coordination of architect, engineer, construction manager and all other professional consultants. Review of business plan and financial model, management of communications with the development team, value engineering analysis and timely reporting to ownership. Confirmation of quality of the construction drawings, specifications, materials and finishes.
Land use planning research and public affairs services including political and community engagement to garner support and mitigate opposition to the project. Coordination with public agencies for preparation of application package.
Coordination and management of building contractor, civil and structural engineers and architectural design to conform to jurisdictional requirements. Management and value engineering of design process to ensure the intent of the design. Observation of progress and quality of the contractor’s work.
